The Japanese real estate market has high barriers-to-entry and asymmetric information flows. Even Registry information related to real estate is only available in Japanese. We believe that our deep local relationships with various counterparties and our hands-on experiences allow us to identify the investment opportunities on the inefficient market.
We are focusing on finding investment opportunities/properties which are typically not operated well to their maximum potential at the time of our investment. Some real estate properties have certain compliance issues and a lack of maintenance that have potential to generate higher income if we improve the issues properly. We utilize our own experience with third-party professionals to realize the intrinsic value of assets. Capital Brain’s senior professionals have developed deep-rooted local relationships in the private real estate industry through multiple real estate boom-and-bust cycles, and have always executed investment opportunities in the market.

We handle everything from houses costing tens of millions of yen to office buildings and commercial facilities costing over 10 billion yen. Clients are HNW people in Japan and overseas, business corporations, developers, and real estate funds.
We perform everything from price assessments to proposals for sales schemes, discovering buyers, and smooth closing. We are consulting from the stage when the sales policy is not fixed and the problem needs to be solved.

We maintain Setre Glover's House Nagasaki, which is located in the center of the area where many Glover Gardens, national treasures, and important cultural properties are registered as World Cultural Heritage, and is located in a perfect location unlike any other in Japan.
After the acquisition in 2014, aiming to be a hotel where you can meet "real Nagasaki" that even people in Nagasaki do not know, we renovated it into a hotel that can propose connections between people with the concept of "knowing and playing Nagasaki". Rebranded.

Patience Realty K.K. is a cross border real estate transaction support company established as a joint venture between Patience Capital Group (PCG) Singapore and Capital Brain.
Combining PCG's network of domestic and overseas investors and wealthy individuals with Capital Brain's execution power in real estate transactions, we will broker, manage and operate real estate.
At this stage, we are focusing on selling high-grade residences in central Japan and resort areas to high-net-worth individuals overseas, but we intend to expand our activities into residential and hotel development in the future.
Japanese real estate is attracting a lot of attention from overseas investors, and combined with low interest rates and a weaker yen, more funds are coming in than before the pandemic.
