The Japanese real estate market has high barriers-to-entry and asymmetric information flows. Even Registry information related to real estate is only available in Japanese. We believe that our deep local relationships with various counterparties and our hands-on experiences allow us to identify the investment opportunities on the inefficient market.
We are focusing on finding investment opportunities/properties which are typically not operated well to their maximum potential at the time of our investment. Some real estate properties have certain compliance issues and a lack of maintenance that have potential to generate higher income if we improve the issues properly. We utilize our own experience with third-party professionals to realize the intrinsic value of assets. We handle everything from houses costing tens of millions of yen to office buildings and commercial facilities costing over 10 billion yen. Clients are HNW people in Japan and overseas, business corporations, developers, and real estate funds.

We invest medium-to-long-term in income-producing properties and development sites with strong value-up potential. Regardless of location, we also invest in a wide range of areas, including assets with low liquidity, as well as land with leasehold interests and fractional ownership stakes that typically have difficulty obtaining bank financing. In addition, we undertake joint investments with other investors to participate in larger-scale opportunities.

Broad Investment Scope

Setre Glover’s House Nagasaki Project

We maintain Setre Glover's House Nagasaki, which is located in the center of the area where many Glover Gardens, national treasures, and important cultural properties are registered as World Cultural Heritage, and is located in a perfect location unlike any other in Japan.
After acquiring the property in 2014, we undertook a full renovation and rebranding project based on the concept of “Discover and Experience the Real Nagasaki”—an essence even many locals have yet to encounter. Our goal was to create a hotel that fosters meaningful connections between people while offering an authentic gateway to Nagasaki’s true character.

Overseas Real Estate

We have established a joint venture with our U.S. partner, VMG Properties, LLC, to provide asset management services. Through this JV, we conduct value-add investments in multifamily properties, primarily in the Long Beach area of California, while also managing assets on behalf of Japanese investors.

Patience Realty Co., Ltd. is a company formed as a joint venture between Patience Capital Group (PCG) of Singapore and Capital Brain Co., Ltd. to support cross-border real estate transactions.
By combining PCG’s extensive network of domestic and international investors and high-net-worth individuals with Capital Brain’s execution capabilities in real estate transactions, we provide brokerage, management, and operational services for real estate assets.
